This might change the investor’s risk profile. While in the short term this may not have an adverse impact, such changes in risk profiles can have a far-reaching impact in the longer run. Portfolio rebalancing is a strategy that allows individuals to keep their risk level in check and minimize risk.

What is re-balancing?

Re-balancing is the process of buying and selling portions of your portfolio in order to set the weight of each asset class back to its original state. In addition, if an investor’s investment strategy or tolerance for risk has changed, he or she can use rebalancing to readjust the weightages of each security or asset class in the portfolio to fulfill a newly devised asset allocation. Assume an investor’s portfolio worth Rs 1,00,000 is invested in equity funds (40%), Bond Funds (40%) and liquid funds (20%). In other words, Rs 40,000 will be invested in equity funds, Rs 40,000 will be invested in bond funds and Rs 20,000 will be invested in liquid funds. Let’s assume that in Year 1, equity funds deliver 50% return, bond funds loose 2% and liquid funds give a modest 4% return. His portfolio, at the end of the year, will look like this:

Overall, the portfolio has returned 8%, but that’s more due to the equities.

In year 2, assume equity markets fall. So assume, equity funds fall by 10%. Also assume that Bond funds on the other hand rebound and return 9%, while liquid funds continue with 4%.

Now assume two scenarios, viz. one where the above investor switches back to his original asset allocation, and the other where the investor doesn’t reallocate his assets as per his original allocation and ignores the change.

As per the above example, while the rebalanced portfolio appreciates to Rs 1,20,480, the value of the ignored portfolio actually falls to Rs 1,18,360. As can be seen, the ignored portfolio got swayed by the equity return in Year 1 and therefore chose not to go back on the original asset allocation, not knowing that equities as an asset class can be quite volatile in the short run. A fall drop in the equities in Year 2 was enough to result in the ignored portfolio to under-perform the rebalanced portfolio. Re-balancing strategy is, therefore, the optimal strategy.

Benefits of portfolio rebalancing

Disciplined investing
Re-balancing is a vital part of investment policy - there can be no asset allocation target without the discipline to preserve that target.

Reduces risk
A plan may incur higher risk if no rebalancing policy exists. This is true particularly for equity allocations, which can rapidly rise in a bull market. For instance, portfolio rebalancing ensures that in rising equity markets, the asset allocation doesn’t get skewed towards equities and the portfolio correctly reflects the investor’s risk profile. It also ensures that the portfolio is adequately diversified.

Buy low, sell high
Rebalancing is a mechanism for sensible timing - the process naturally buys low and sells high. This strategy ensures that the portfolio returns are enhanced. A clear re-balancing policy avoids the risks of ad-hoc and costly portfolio revisions.

Balanced Funds – a better way to portfolio re-balancing

One way to rebalance the portfolio is to do it ourselves. In other words, investments can be made in equity and debt funds separately and then adequate re-balancing can be done depending on how the equity and debt markets perform.

Another simple way to ensure portfolio re-balancing is to invest in Balanced Funds. Here, the fund manager does the re-balancing and not the investor. Usually, all balanced funds invest around 65-70% in equity markets and the rest in debt and money market instruments as per their stated asset allocation mix.

So when equity markets keep rising consistently, Balanced Funds are mandated to book profits and bring their equity allocation back to their stated levels. This way, balanced funds carry a low downside risk as when equity markets fall, balanced funds take a lesser hit than diversified equity funds, as their exposure to equities is low.

Link building with Do follow ..500+ dofollow list

This is whitehat. I guess so.
You know the difference between do follow and no follow. No need to repeat. Many people say it does not matters so much, but the truth is that it matters. A do follow link matters more than a no follow links.

Here is a list of over 250+ DoFollow Blogs. Don’t know what a DoFollow Blog is? DoFollow Blogs are Weblogs that have DoFollow Plugin installed. DoFollow Plugin removes the “NoFollow” tag from the comments. It means that if you submit a comment with your home page to these blogs then Search Engines will count that link as a back link. If you don’t use ‘DoFollow’ Plugin then search engines will ignore those links.

When submitting comments to these blogs please write some relevant and useful content. Don’t Spam! If you submit just one comment to all of them then it gives you more than 250 back links to your Website/Blog. And these 250 back links alone can get you a PR of 1 assuming you have quality search engine friendly articles.

Yoga Blog

For More:
So, take a list of do follow blogs
http://nicusor.com/do-follow-list/

You can find a directory here:
http://www.dofollowblogs.com/

So you know on each blogs you should comments with your url in website field, and you name as an anchor text such that you can get maximum benefits from this blogs.

Now comes the second part: use this tool to find the page rank of internal pages:
http://www.livepr.info/internal-pages-page-rank.php
Sometimes is buggy, but usually works well.

Find old blog posts having high page rank, and comment on them. I have found like 3 pagerank 5 pages, and countless pagerank 4 pages when i used it.
Afterwards just comment leaving a link on the blog pages that have a high pagerank. Maximum efficiency from blog comments.

How to make $1000 a day exploiting youtube

This has been spoke about before
http://www.blackhatworld.com/blackha...hat-guide.html
Thanks Nick

A little more info on it.

Step#1 - Sign up at a CPA network.
I monetize the traffic that I get from Youtube by sending them to CPA offers. If you don't know what a CPA offer is, well its basically like an affiliate network where they pay you every time a visitor you refer fills out a form. Getting people to fill out forms in exchange for some kind of freebie that the advertiser is offering is real easy . If you have an account at these or any other CPA I personally use MillnicMedia network, that will suffice. If you don't then I suggest you signup at MillnicMedia.

Step#2 – Find a good offer to monetize
I usually find offers that give away something free and are in vogue. For example, a free iPhone. The iphone is a very hot product right now and people are crazy about it.
Find such an offer with the network you have signed up for. Try and pick an offer that has a landing page that is well designed and has a "call to action"
Typically a well designed landing page is designed in such a way that the only action the visitor can do is to fill out the form or close the page.
Pick out two to three good offers and save the affiliate links to a file.

Step #3 - Download the video conversion software.
Files that are stored at youtube and other video sharing sites are in the ".flv" format that youll need to convert to mpeg. So to do that youll need this freeware called RIVA flv encoder. Download it from http://www.rivavx.com/?encoder
I’ll explain how to use it further down.

Step#4 – Make the video
Ok this is the place where I hear you go "heck I don't know how to make videos"

Trust me it’s not that hard.

Option A

Go to youtube or any other video sharing site and type the keyword in the search
box. In our example type "iphone"
You will find several videos uploaded by people. Find one that's generic and doesn't have too much branding in it.
The next step is to download this video from youtube or any other video sharing site that you found it at.
To download it visit this site
http://dcg.m4v.org

Enter the url to the video in the box. (make sure that the video site you are using is supported by them)

Save the file when you get the prompt. Once you have finished downloading the file rename the file with the extension ".flv"

Now we need to convert that video into the mpeg format. To do so start the RIVA flv encoder and select the flv file as the input and in the output box enter the filename with the extension ".mpg"
Here is one video that I took and added my advert in the start and the end of the video.

If you have camtasia you can add your advert at any place in the video as a callout.
If you don't have camtasia then you can use the free camstudio that's given along with Tube Automator as a bonus and add your adverts into the video.

Option-B

The second option is to create a presentation in powerpoint and then record that presentation with either camtasia or camstudio.
Creating text based presentations is a easy simple way to make your video and keep it short and interesting.

Step#5 – Make the blog
The next step is to make a blog at blogger.com and add the code that’s below into the template. This code will redirect the user to your affiliate offer and since it’s a blogspot blog any body snooping around will not get your real info as they can’t really do a "whois" search at blogger.

Step#6 – Upload the video to youtube

Upload the video to youtube and use a catchy title. Example "Win a free iPhone" In the description add the URL to the blog. Do not write anything else in the description. Add descriptive tags based on the offer you are promoting.

Step#7 – Make it popular with Tube Automator
Get Tube Automator to Automate it…
Finally use tube Automator to post comments and vote on your video. The more you vote and post with different accounts the more popular your video gets.

So are you ready to get that avalanche of traffic??

All About traffic and traffic

Getting F'ing Traffic

Traffic has to the the main thing you need in affiliate marketing, you need it, you want more of it, and you want quality traffic.

This small guide I will write a few things you might need, come across or find interesting.
Also if you find this crap, un-useful please disregard the post, as i want to get through as much of this weeks questions as possible. So all the newbies know where to start.

There are 6 forms of traffic that i will talk about

1. Startup page traffic.
This is normally called your browsers homepage, just like Google, MSN, Yahoo, search usually the first page you see when you load your browser. Now theres many ways to do this, you can set some scripts or buttons on your page, or try to force it with many tricks to make the end-user set your page as your homepage.
The most profitable method for this is to throw up your own search engine with adsense ads or XML ppc companies search scripts. All are profitable but it would only work if it was good, and you dont want to throw just a crappy page up as you will annoy newbies who dont know how to change it to whatever they like. So a search engine is good because if they cant change it your going to get a lot of searches made, meaning money for a long time.

2. Typein Traffic.
As everyone here knows typein traffic can be very great at converting, say for example a friend of yours told you to visit "U TUBE DOT COM" if you did not know it from the start you could take this in a numerous amount of ways like UTUBE.com, they are really sought after domains that only usually consist of DOTCOMS because not many people will typein a .NET, anyways these domains if you can grab them are great earners. The best method of grabbing one of these is looking for beta release sites, like http://www.inviteshare.com/ this will tell you invite only sites, that are not yet public, these can be amazingly fast ways to grab upcoming potentially great traffic sites. And if you snap up typos fast could make a great earner, or a domain sale.

3. Bookmarks.
Bookmark traffic depending on what kind of site always leads the user back to you. These are mostly community sites or blogs, well , all sites really get bookmarks but the popular ones are usually member sites, like blackhatworld for instance. The earning potential here is great, and the traffic is recurring for a very long time, but i wouldnt recommend forcing a bookmark using scripting as that will piss the users off.

4. Linked Traffic.
This is where most of your traffic should come from, Search engines, links from blogs, directories and whatever you can think of that has link potential like blackhatworld here. The traffic is usually targeted because your anchor text is usually relevent to what the user wants to see.

5. Popups and redirects.
Popups and things can be sent from other sites, exchanges, and popups from your other network of sites. You can easily get a lot of popup exchanges to your site(s) but the traffic is poor, usually only good for the likes of PAY PER IMPRESSION.

6. Software.
A lot of software can have built in browsers, or banners, the likes of MSN messenger always usually runs an ad at the bottom of the client. This converts into traffic by clicks, and mega targeted, you can also throw traffic in your own browser, for example ebooks, and other things like that, i put ebooks here under software because sometimes ebooks can be binded into software, but its all the same, ebook traffic can be very converting , and say you write about something and spread it through torrents, p2p and other things on the subject you want to convert it can get viral.

Viral traffic is another using the buzz to spread the word, for example the likes of youtube videos, you can throw in a lot of funny videos and watermark your urls on the video.
Another idea would be to upload the latest songs in the music charts to youtube or other type sites and throw in a ringtone affiliate url in the description.

A little secret called Traffic Trading

Just like in the adult marketing business a lot of adult webmasters use traffic trading as there main source of traffic, SO WHY THE FUCK ARENT YOU?

And just in mainstream it works too, but dont let them just throw a link back to you cause they could lie about there traffic and send you none whatsoever.

What can you do?
USE A TRAFFIC TRADING SCRIPT

What is a traffic trading script?
A trading script automates the process of trading traffic with other websites. It tracks your hits coming in and controls your traffic going out. A good script will filter out websites trying to cheat you. When I researched several sites that had a traffic base of 1 million or more visitors a day I found that the common denominator was that 95% were all using a traffic trading script. And 90% of them were using the same script.

Why use a traffic trading script?
It will allow you to grow your traffic exponentially. You can make traffic trades all day and not worry about how much traffic your traffic trading partners are sending you. If they can only send you a little traffic then it adjusts and sends them a little bit in return. If they send you a lot then you can send them a lot of traffic in return.

A good feature of a trading script is it works automatically, and usually it generates a lot of related linking. Bringing you higher in the SERPS.

And although its tempting to trade with everything existing its best to stick with your niche only. For TARGETED TRAFFIC.

You can also use top referer list type scripts.
A Top Referrer List is also very common on adult websites, and almost never used on mainstream sites. A top referrer list is simply a link list on your website that says “These are the top 10 sites that send me traffic”. This is a very easy way to send your top traffic trading partners back some traffic. Some larger websites even take the list as high as 100. These list also encourage other sites to send you traffic because they want to be on your top 10 list. Never underestimate the ego of another webmaster. Nothing will make him want to send you more traffic than seeing his competitor on your top 10 list.
Many of the traffic trading programs will generate a top referrer list.

Also remember CONTENT is KING, thats what drives the traffic in the first place and will bring users to your site, bringing trades so make sure you have decent content. Thats probably the most important thing of all

Also remember you can go on the hunt for traffic exchanges, you dont only need them to come to you, you can look for them. A nice google search on your niche + traffic trade or + add site would do the trick.

--------------------------------------------------------------------------

Easy traffic

Webrings - for example www.ringsurf.com and www.webring.com can bring in easy traffic but depending on the popularity of your niche, it can be quite dead. So i will skip on to something else, but always keep this idea open.

Toplist traffic - This is pretty much an easy start for anyone, its simple in a way a voting script type banner exchange, but works. Good for dating, hacking, type sites usually but there quite what i would call SEMI-GOOD.
You can popup the toplist voting page in a popup or im sure you can cheat it with some sort of script.

Banner Exchange - Poor traffic , easy, fast, and low converting, just depending on where you do it.

Forum traffic - One of the easiest and best out there, for example if you want to promote some Gambling poker related products sign up in a forum of that niche and talk some sense, dont spam just answer reasonably and youll get some hits and exposure

Blog Comment Traffic - Do a blog search on your niche, for example the blogger search @ http://blogsearch.google.com and comment on a lot of them, this can be done by hand for best results, as you can answer according to the actual post , just give it a quick read and post something semi good with your link.

Article Traffic - Writing articles can be fast, check out http://ezinearticles.com and http://goarticles.com and a google search will give you more. This provides a ton of backlinks as a lot of places scrape the content on article release sites. And is good because of the fact that its targeted traffic and highly convertable.

Classfieds - http://gumtree.com and http://craigslist.com can convert you can place ads for anything in there and users that want it will check your shit out, you can sell things, promote things, and even trick them, for example say you are running a dating site, post in the dating sections, Hi im a girl 24 from such and such im looking for a male send me a mail and ill send my pics, then setup an autoresponder to send pics and a link to your dating site, or sell a product say a car, and link to a relevent ebay search with your affiliate link in place, YOU DONT EVEN HAVE TO HAVE THE PRODUCT, cj.com runs the affiliate site of ebay so check it out.

Expired domains - can be quite good expired domains have traffic and PR already. And ofcourse links to them, they can be found even on http://www.justdropped.com and http://deleteddomains.comm, these come same price as a normal domain, and you can find some quite good ones. And if you want and find good ones just sell them on at high prices.
Its also a good note to research on the domains on like linkpopularity or other type sites.

Adsense - Dont even wanna get into this but the option is there. But not very newbie friendly so ill skip this .

SEO Meter-a helping tool for blogger who wants to make money

Thispost is a paid post. Do I have to disclose it, sure I don’t, but I like to be honest with my readers! I am not purposely swaying my opinions for this article.

One of the things I have really not mentioned when talking about blogging, making money online or anything else is SEO. SEO or Search Engine Optimization has just never crossed my mind as an online blogger who wants to make money, but for some it can mean a real difference between a few bucks a day and a few hundred bucks an hour! Plus, with all those competiting services trying to give you your traffic rankings, Alexa, Comscore, PageRank, etc, etc it can be very confusing what exactly your SEO rank is. Well, for once you actually can take a breather as SEO Meter allows you to tell how often search bots crawl your page.

Now, you might wonder why exactly that is important. It is important because the more often a search bot crawls your page, the more likely you are to pick up a higher keyword position on Google and the more likely you will see a quick update in your overall SERPS(Search Engine Ranking Position). I am all for a higher search engine ranking because after all the higher search engine ranking you have the more likely you are to get a higher amount of traffic from Google. It is well known that 70% of the traffic comes through the top 3 rankings for the keyword. You have to have your site crawled often enough to get those coveted positions.

Now here comes the sad part, I had to change this blog from .info to .com just as I was writing this post on Sunday night. However, Google had not indexed it yet. I checked back Monday morning and it was in Google, and I was rather happy. However, it is currently 1:15 AM EST Friday and my blog hasn’t been approved yet…for SEO Meter seems to be a bit slow on processing new additions or just for me at least. I probably am just having a minor difficulty, stuff happens.

Well, overall I do like SEO Meter though because they provide a great service for webmasters who are rather focused on their ranks. I just hope that my rankings will work someday soon, I bet they will. Until then, SEO Meter is doing great and will only continue to get better.

How to Make Quick Cash with Private Label Rights Content

Step 1 --Find a Hot Market

Ok, first step is to your hot market. That’s where Micro Niche Finder comes in and by now you should know how to use Micro Niche Finder to locate these under-the-radar markets.

Here are a couple of good starting points for keywords to input into Micro Niche Finder:

1) Amazon’s New Releases

http://www.amazon.com/gp/new-releases/

This will give you a list of all the new DVD’s, Music, Books, Toys,Apparel, and Video Games. Enter one of these items into Micro Niche Finder and see what you come up with.

Lets have a look at the Transformer movie as it was recently released, and it seems a good niche to check out because its kid related and sometimes a good collectable. I see one of the new releases on Amazon is the Transformers Optimus Prime figurine. That gives me an idea so I look up Transformers Movie in Micro Niche Finder and it returns 185 potential
article subjects.

2) Amazon’s Hot Sellers –

http://www.amazon.com/gp/bestsellers

These are all hot sellers so there are bound to be some serioussearching going on for these products.

3) Froogle.com –

http://www.google.com/products

Go to Froogle and on the home page there are 25 products that people have recently searched for using Froogle. Try any of those products in Micro Niche Finder and see what you come up with.

4) Magazines.com –

http://www.magazines.com/

This is an amazing site for niche market hunting! Magazines spend a lot of money testing what to put on the covers of their magazines. You can be sure that anything mentioned on the cover is a hot topic.

5) ClickBank.com

http://www.clickbank.com

Go to ClickBank and look at the most popular products in each category and also New Products.

Step 2 --Find Keyword Phrases within the Niche

Next, use Micro Niche Finder to pick out keyword phrases within this niche that would make good articles.

You want to find keyword phrases that have at least 200 searches and less then 20,000 Competitors (exact matches)

Taking the Transformers Movie example I see there are 185 potential article subjects. Here are a few with more then 200 searches andless then 20,000 competition:

And that’s withoutdoing any digging into the topic.

You may be thinking how you would write an article on some of
these topics, such as: “transformers movie clips” or “transformers
movie pictures” but those are actually the easiest articles to write.
All you have to do is put together a resource list of websites that
contain “transformers movie clips” or “transformers movie pictures”
and a brief intro paragraph and maybe a summary and there you
have it.

Step 3 – Create the Content

Now, either you or a ghostwriter needs to create the articles. Yourarticles should be anywhere from 500 to 750 words long. I suggestyou have 15 – 20 articles per PLR project but that isn’t a hard andfast rule.

Each article should be optimized for the particular keyword phrasethat it is targeting. That means the title of the article should have the keyword phrase and you should repeat the keyword phrase three or four times within the article.

Your articles need to be focused on the topic. And of course they
need to be grammatically perfect with no misspellings.

If you don’t want to write the articles you can hire a ghostwriter. My friend, Scott Foster, has a website set up that takes all the pain out of hiring ghostwriters.

You pay a fee of $9.99 per month to be a member of the site and then each 500 word article costs $5.00. So, if you needed 20 articles it would cost you $100.00 plus $10.00 for the monthly fee.

You can sign up for Scott’s site at www.need-an-article.com

Or, you can spend a day or two writing the articles yourself if you can’t afford the money to hire a writer.

Step 4 – Sell the PLR Package

Ok, now you have your articles completed and you should also have some keyword research and if you’ve done your homework you’ve found some affiliate products to promote with these articles that you can recommend to your buyers.

Now where do you find buyers?

Marketing Forums!

There are tons of marketing forums on the internet. You can find a list of some of the best on Willie Crawford’s blog at:

http://www.williecrawford.com/blog/archives/001286.html

Just be sure that you don’t spam when you post. Some forums allow outright ads and some don’t. Be sure to read the terms of service.

Conclusion

It really is that simple. You can put together a PLR special offer in a day and have money in your Paypal account the next day.

Good Luck!

How to make a $100 per day by Pay per install

I just realized something! This entire blog is filled with ideas on how to help your sites make more money and receive more traffic, but I don’t have a single post that says, HEY! HERE IS HOW YOU MAKE MONEY. I want a post that tells you exactly how to reach your goals. A comment in another post (I do read them and get inspired by them) reminded me of this. So I perused through some old projects of mine and grabbed one thats very easy, very automated, reciprocal (consistantly makes money forever), and makes about a $100/day. Most of all it requires very minimal time and investment. So here ya go! Follow the instructions carefully and do as I did.

Here Is What You Do
1) Pick a generalized niche that is fairly popular. Celebrities work well, cars, animals. Anything will do.

2) Make a list of 300 items in that niche. For instance if you pick music artists make a list of the top 300 most popular music artists.

3) Download at least 20 public use(noncopyrighted) pictures of each item in your list.

4) Download or buy a screensaver maker. I don’t remember which one I use so I’ll have to update you in the comments when I get back to the office on Monday. Just make sure it is quick and easy to create the screensavers (saves you a lot of time) and comes with an exe output function that’ll easily install the screensavers on their computer without much dialog boxes or windows getting in thier way. This one looks decent. Easy Screensaver Maker and its only $25. Update: I use Screen Saver Builder. It’s $20 with fully functioning 21 day trial.

5) Create all your screensavers and put them up on a simple website. Give each screensaver its own page and download link. It also never hurts to SEO the site so it’ll do well in the search engines and make you even more money later on. Adsense also doesn’t hurt for a lil’ bit of extra cash.

6) Signup with Zangocash (Aff Link). This step is optional. See the comments for more ideas on how to monenize your new screensavers.

7) Talk to your account manager and ask him to bundle Zango software with your screensavers. Send him all the installers along with a textfile containing all the short descriptions and a sample picture. They are usually happy to do this for you. If they aren’t get a new account manager.

8) Get yourself a copy of Promosoft software submitter(nonAff link). I think it costs $95 for a copy but trust me it’s well worth it.

9) Follow the instructions on Promosoft to create the PAD files(product description files used for software sites) and submit each screensaver to hundreds of software and screensaver directories.

There you go. You will get paid $0.45 for every person who installs your screensaver. Once the screensavers are submitted you will have no problem getting tons of people downloading them everyday. If you get about 250 downloads per day(easy with 300 screensavers) you will easily make about a $100/day!

Okay so now all those people on forums and such who are bitching and moaning; saying stuff like “I want to quit my day job” and “I wish I could make a living online” can finally shut up. It is all right there, spelled out in plain english. You now have absolutely no excuses. Get off your ass and actually do it. Follow each step carefully and do a good job. It should take the average person no more than a couple days to get it done and you will make continuous money for a very long time. If you’re reading this and you suddenly realize that you are one of those people, just know that there is nothing wrong with that. We were all there. You just have to know when to quit. Quit searching forums for ideas. Quit buying ebooks hoping they’ll give that magical $100/day project idea. Quit asking “SEO experts” how they do it, and for God’s sake quit reading blogs hoping someone will post something like this, cus it just ain’t gonna happen(haha). All I expect from you is to read this post throughly and carefully at least two more times and actually follow through. There is nothing more I would love, than to hear someone tell me that an article I wrote helped them quit their job in the next 8 weeks. So make it happen!

Feel free to register.
http://www.zoomist.com/

The Government Wants A Weaker Dollar!! Do You ?

As I stated in my last post, the government is bankrupting our economy. I asked Chuck Butler of Everbank.com “why is the government trying to weaken the dollar and if there was any advantage to having a weak dollar?”

He was gracious enough to answer my question:

It’s a political thing… If the Gov’t can show that they are doing what they can for Manufacturing, that equals votes. The main thing though is the dollar is used to attract foreign investment. I’ll explain.

The Gov’t is running a huge deficit, and as long as they are running a huge deficit, they are in need of foreign investment to finance that deficit. The amount of financing needed each day is over $2 Billion.

When a Gov’t needs to attract investment, they can do 1 of 2 things.
1. They can raise interest rates aggressively to attract investment, or…
2. they can allow a debasement of the currency, which acts as a clearing mechanism for investments. When a foreign entity buys a U.S. asset, they need to convert their currency for dollars… If dollars are cheap vis-a-vi the foreigner’s currency, they are in essence buying that asset at a discount.

Given these two choices, a Gov’t will always choose #2… raising interest rates would bring an economy to its knees… so #2 is the always the choice… and that’s where we are today.

There you have it folks! Debasing the currency is always the better choice! I’m so glad I bought some gold. There also seems to be some evidence that foreign countries are finding the US dollar cheap enough to bring manufacturing jobs back to the US!

An added bonus to debasing the currency is that the 30 year bond, which pays less than the current rate of inflation, will be worthless in 30 years. In other words, the government will be repaying its debt with worthless currency. Suddenly the $57 Trillion of future debt obligations (Social Security and Medicaid) doesn’t seem so bad!

Can You Retire On Less Than $3,000 A Month?

Ever wondered if you could retire on $3,000 a month? Well the answer is “Yes!”. Not only that, you might be able to get by on only $2,000 a month!

Of course, you’d have to sell you gas-guzzling Tahoe and move -out from your swanky Downtown condo and move somewhere cheaper. But cheaper doesn’t necessarily mean inferior! A Canadian couple who retired and moved to Mazatlan are actually spending only $2,000/month.

When Anne retired, we sold our house outside of Calgary, which had 10.5 acres of land. With the proceeds from the sale, we paid off the house in Mexico and bought a 14 x 44-ft mobile home in a beautiful RV park south of Calgary. Now we spend November to April in Mexico and the summer months in Canada.

Overall, I’d say living expenses in Mexico are between a third and half of what they are in Canada. The two of us can live very well on about $2,000 a month. When we worked out our monthly expenses, we were paying about $135 a month for shelter, including utilities, property taxes, Internet and telephone.

Some costs seem absurdly low to Canadian eyes. Our property tax, for example, is just 381 pesos per year($40), although we pay an additional bank trust fee of $422 annually because our house is within 50 km of the ocean. Even with air conditioning in the hot months, our electricity costs have averaged $16 a month. Of course, we never have any heating costs. If it gets chilly at night, you just throw on an extra blanket. Fire insurance is not necessary except for contents because all the houses are built of concrete.

Food is cheap. You might pay $2 for a 1.9-litre bottle of milk, 43 cents for a kilo of tomatoes and $2.50 for enough large fresh shrimp for a meal. Services cost even less. You can visit the dentist for $20 to $30, hire a cleaning lady for the day for $10, have your hair cut for $4, and get your laundry done for about $4.50 for three kilos.

We don’t need a car — the bus system is great and the local bus costs 4 pesos(41 cents Cdn.), or you can pay 8 pesos for the air-conditioned bus, which is mostly for tourists. That means we can afford to dine out often. On Valentine’s Day we went all out and had dinner at a Mexican-Greek restaurant. We had a large margarita, a bottle of wine, a delicious meal, a dessert flambé and cappuccino for about $50 including tip. Normally, we don’t spend that much. There are many places where the two of us can get a simple meal for $10.

Another advantage to being in Mexico, as opposed to, say Thailand or Costa Rica, or some of the other places where Canadians can live cheaply during retirement, is that it’s fairly close to home. The flight to Calgary costs us about $700 so if we need to go back to see the kids, it’s not a problem.

On the flip side, if your house is paid off, you probably might be able to live on $2,000/mo in San Diego! You might have more fun in Mazatlan, but if you’re retired, your partying days are probably older, and you’d more than likely enjoy the quiet company of your friends and relatives. Having spent so much of my life moving between very different places, I probably wouldn’t mind. But the average person might not want to suddenly move to new country when he or she is 60-65.

Anyway, its a different perspective on adjusting your means to fulfill your living!

Interest-Only Loans and Annual Refinances

A few of my friends who own homes got into the habit of getting interest-only loans and refinancing them every year. Apparently there was some math that “made it cheaper” to refinance every year. Starting every year with a new loan didn’t seem like a good investment but I’d never really understood the math. Of course, with the drop in home values, LTV ratios decreasing and the drying up of liquidity, this fad has disappeared, but I always wondered how the math worked. I was too lazy to actually do it since I knew intuitively that it must be wrong.

Fortunately ace mortgage broker, Randy Johnson, send me an email with the math.

many homeowners will never burn their mortgages because they make poor choices, like continually refinancing into 30-year mortgages.

Assume that a homeowner started out with a $100,000 loan at 6.5% and that he has been in his home for 5 years. He refinances the existing balance to a new loan at 5.5%. If he is like most Americans, he looks just at how much he saves per month. He gets modest interest savings, $14,265, less if you deduct the costs, which I will ignore. But in choosing to make the new lower payment, he goes out to the lousy end of the amortization curve again. He actually adds 10 months to the total time payments are made, a total of 370 months. That’s why it never gets paid off.

It is much smarter to make the old payment he was paying. He afforded it for five years and he can keep affording it. This converts his interest saving into principal reductions. It shortens the remaining repayment time from 300 to 249 months and doubles his interest savings compared with the first option. Now he saves $32,377.

The most valuable opportunity, however, is to get a 15 year loan which also carries a lower interest rate, 5% today. The payment is about equal to the original payment plus $100. That reduces the remaining payback time to 180 months. The interest during this 15 year period drops by over 60% from what it would have been had no refinance taken place.

To summarize

Interest due in remaining 25 yrs without refinance $96,009

Interest if refinance and make lower payment $81,743

Interest if keep payment the same $63,632

Interest if move to a 15 year loan $39,690

The cost of refinancing is usually never zero. Even if you don’t pay for it, its somehow baked into the loan.

I strongly recommend Randy Johnson’s stellar book How to Save Thousands of Dollars on Your Home Mortgage. If you don’t know what Yield Spread Premium (YSP) or Paid Out of Closing (POC) means on a HUD-1 you definitely should read this book. If you own a home and don’t know a HUD-1 is then get your spouse to smack you and then go buy the book! I promise you’ll save thousands of dollars on your mortgage.

Making Money With A Video Blog with How to tips

An Introduction to Video Websites

There’s a lot of them about, a lot. Apart from the old-timers like Ebaumsworld, Google’s acquisition of YouTube has really seen them starting to eat up this market. The great thing is, that doesn’t matter, videos are a disposal media - people look at them once, show their mates and then it’s old news. You’re only as good as your last video! What we’re going to look at doing here is setting up a video website with minimal cost & time and maximizing our profit.

Now, I’m not claiming this will make you a millionaire, but you can earn around £500 ($1000 to our American friends) per month without too much trouble. So it’s well worth it for the day or two it will take to set up!

Step #1: Monetization Strategy

Okay, for this site we are going to make our bucks from a couple of different sources. Our main income will be made from Google Adsense. If you haven’t got yourself a Google Adsense Publisher account, click the big button below and sign up. Adsense will display contextual adverts which you can neatly blend in with the design of your website, to make them non-intrusive, yet a natural click away. For this website we are aiming at generating a 25% click-through rate while staying well inside the Adsense Terms Of Service.

An important note: I’m going to give you some tips on optimizing your Adsense placement and layout later, if you want to take the optimization further, you may be pushing the limit on what Google does and doesn’t allow. The Adsense team can be merciless at times if they think you are breaking their TOS, which can be quite “grey? at times. So, stick to the guidelines and you’ll be fine, cross the line at your own risk!

So, if you haven’t already,
Step #2: Setting up the website with Wordpress
Yay for Wordpress and its many uses! Wordpress gives you an off the shelf platform for out video blog (vlog). It allows comments, pings, trackbacks, easy archiving, it’s SEO friendly and has loads of plugins. For this kind of mission, it’s definitely the number one choice.

There are two ways you can go about getting Wordpress up and running:

1) You can go to wordpress.com and sign up for a wordpress account, they will provide you with a hosted blog such as myvideoblog.wordpress.com

or

2) You can go wordpress.org and download Wordpress and install it on your server. This is really the preferred option as it will give you the power to use some neat features in the future, which will smooth out the money making process! If you haven’t got web hosting, I use Site5 (aff link) and they’ve always been good to me and are fairly priced.

Once you’ve uploaded Wordpress to your server, follow the installation guide (it’s pretty simple) to get your Wordpress installation and database up and running.

Step #3: Choosing a domain name
Probably the hardest part of building any website is finding a domain name! Don’t worry too much about getting keywords in there, organic SEO isn’t how we’ll be doing the bulk of our promotion, try and focus on getting something short, snappy and memorable. (That means no hyphens!). If you can get something with a keyword or two (funny, video, comedy, humor - reach for your thesaurus) all the better, but as I say - don’t sacrifice the name for it. Once that’s sorted, point it at your server so it will have resolved by the time you’re ready to launch.

Step #4: Plugins Galore
There are some great plugins for Wordpress that will save you a hell of a lot of time and coding. I’ve experimented with quite a few and whittled the list down to some essentials.

Viper’s Video Quicktags - This plugin will save you having to rip out all the embed code from videos on major sites like YouTube, all you need to do is paste in the video ID and this plugin will do all the rest of the code & alignment for you. It’s essential to make adding videos as quick as possible.

WP-Email - This plugin adds an “E-mail This To A Friend? option at the bottom of every post (which will be your videos). I’ve been using these for a while and although you don’t get loads of people use them, personally recommendation is the best kind of marketing your website could hope for.

WP-PostRatings - This will add the “rate this video? 0-5 stars function at the bottom of each post. It’s a nice addon to get people to try and interact with your site if the can’t be bothered to post comments. Interaction is good - it’s the first step in relation building with your visitors and ultimately trying to get them to come back.

Sociable - Adds a mini-bar of just about every popular social bookmarking site worth mentioning at the bottom of each post. Digg, Reddit, Bloglines, they’re all there. Optimization Tip: From experimenting, I found it is best not just to select all the social sites going, choose a maximum of 5 major ones, then rotate to see what is most successful. Having a line of 20 social bookmarking icons looks a bit confusing and seems to ultimately put people off using them.

StumbleUpon It! - StumbleUpon is a really great way to promote sites with entertainment and disposable content. This plugin gives you a “stumble it? button at the bottom of each post, which will play a part in our future marketing strategy.

Did You Pass Math? - Did you? This is just a basic anti-spam measure that puts one of those sums before you’re allowed to comment. Spam is a major problem, so I’d recommend this one, just to save you some time.

Akismet - This should be present in your default Wordpress installation, you require a Wordpress API key - but this little gem has stopped more spam than anything else I’ve ever tried.

Step #5: Get Feedburned
Okay, with further promotion in mind it’s time to sign up to Feedburner. RSS is going to be one of the main ways we keep in touch with our readers, letting them know we’ve put more videos on our site and Feedburner offers a load of other ways to let people subscribe to your content.

Step #6: Theme Design
There are loads of great Wordpress themes at themes.wordpress.net. Have a good look through them until you find something you like. I would generally recommend going for something fairly simplistic and neat with an either 2 or 3 column design. Or, if you’re feeling adventurous, you could always design your own!

Once you’ve got your theme and uploaded it, I’d suggest tweaking some of the graphics to make it your own. Get your branding up there, design a logo and base your site around the domain name. This is why we wanted something easy to remember and relevant earlier, it’s no good calling your site “Video Hustler? then having www.my-funny-internet-videos.cc and hoping people will remember it.

Some Wordpress essentials
There are a couple of other tweaks you can do in Wordpress to make your job easier.

1) Add a few categories, I used “Funny Videos?, “Extreme Videos? and “Sexy Videos? just so I could tag my content as I add it.

2) Use custom permalinks! This will make your URLs easier to remember and will help various bots crawl your site. To do this go to the “Options? menu, then “Permalinks? and at the bottom check the “custom? radio button and put /%postname%/ in the field.

3) Change page titles.

What we want to do is to swap the position of “Post Title? with “Blog Name?. This is because:

* Search engines uses your Page Title as the linking text in its search engine results page (SERP).
* The search keywords are bolded for page titles in search engines
* It makes it easier for search engine users to know right away if what they are looking for is correct

Now, this will involve some editing to your template files, which is normally called “header.php?. Find this:

and replace with:

And you’re done!I’m not going to tell you how to design your layout pixel by pixel, because one of the keys with maximising your profit is experimentation. Here are some guidelines:Adsense Placement & Optimisation
This is how you’re going to make your money, so it’s pretty important! On your main index page you want to have an Adsense content unit at the very top, below your site header, but above the first video. This for me, is by far the highest click though, achieving around 30-40%, with the right keywords later on we can marry these adverts up with your content beautifully.
In your Adsense control console, under Adsense for content, go into your “Ad Units?. These will get you paid after 1 click, whereas link units require a click to bring you to a results page, then a click on the results to get paid. So select link unit and leave “text only? (default) selected. There is 468×60 pixel size which fits perfectly above your standard Google or YouTube Video.

You second biggest earner will be the ad unit which will create a gap between the first video and the rest of the videos on the site. Your first video will obviously be visible above the scroll, but being an average 10-30 second long funny clip, people will never be able to resist at least looking at the other videos on your front page. You must exploit this human curiosity! The 336×280px “large rectangle? unit fits the bill perfectly. Again it will fit in nicely below your video and will give a nice chunk of adverts. This ad unit must only be displayed below the first video as there are limits on the amount of ad units you are allowed on 1 page. You will however, want this ad unit again on the “single post? page. So, if somebody links directly to one of your videos, you still have max Adsense coverage.

I would recommend showing the first 5 videos on the first page. Having less, will reduce the chances of people looking at anything but the first video on your site and will effectively reduce the page size - minimizing advert space. Having a lots of videos will distract people from using other parts of your site navigation (well, by this I mean will keep people too amused to click on your ads!). It’s a fine line between wetting their appetite but then keeping them hungry for more.

It’s also worth having a vertical unit (skyscraper) near your navigation. You want both of these units clearly visible without scrolling down, so you’ve got the top of the page and the central part covered in lovely adverts, which is where people’s mousey clicks tend to go!

It is important to blend your Adsense into your site and there are two schools of thought on this. The default “blue? hyperlinks on websites will get the most clicks, always. This color has been drilled into our head since the dawn of the www and your brain just says “click?, so if any of your other links on your site use this color, you will need to use this color for your Adsense titles. I however, think this color is ugly, so I refrained from using it anywhere on my site at all. If you follow this approach as well, then you simply want to make your Adsense units the same color as your standard hyperlinks. If you’re using Firefox there is a great Colour Picker addon, which gives you the hex code for any color, live on a web page. Since you’re allowed a link unit on the page as well, I tend to put one of these in the footer, just because it looks okay and it does earn a few pennies every now and again.

Beating Adsense Smart Pricing
“Smart Pricing? is Google’s way of trying to keep its advertisers happy by lowering the cost of junk traffic. Unfortunately, they do this at your expense. Having poor advertisers on your site, will lead to you users clicking the adverts, then leaving the horrible site they land on almost instantly. When people do this, Google will think you’re sending out junky traffic, when actually it’s the advertiser’s site that is at fault. This will lead to the money you get per click, going down.

Fortunately, Google offer a “competitive ad filter?, which allows you to block certain advertisers from showing ads on your site. Login to your Google Adsense account and go to “Adsense Setup? and you’ll see a “Competitive Ad Filter? tab. Click this and you’ll be given a box of URLs to block.

Copy & paste this list into your competitive ad filter and this should help you keep a strong amount per click.

Google Coop
Google Coop is a custom search engine (CSE) which basically allows you to click a few buttons and make a custom search engine. The great thing is, you can tie this in with your current Adsense account and it will pay out when somebody clicks on a sponsored result from your custom search engine. So, rather than leave in the standard Wordpress search, you might as well make some money from it!

Find the bit of code in your theme that shows the default Wordpress search box and comment it out. Create a Google Coop account and you will be presented with if you would like your search engine to search the entire web, with preference to selected sites, or simply search specific sites. Choose the option to select specific sites and just add your own URL. Don’t forget to enter your Adsense Publisher ID!. Google will then generate a chunk of code for you, which you can paste in place of your current Wordpress search. Viola! Monetized search! My search box generates around an extra 30% of my site revenue.

Get Feedburner on there
Login to your Feedburner account and get it to give you the code for an e-mail subscribe box. I’ve found I get more e-mail subscribers than RSS readers. I believe this is because RSS is really only embraced by the more “web savvy? user and they will be fully capable of finding videos on Digg, YouTube, Google and are more likely to be aware of the bigger sites. So for your regular Joe Blogs (heh), e-mail a nice, easy to understand way to get them to sign up to updates. If you can squeeze your Feedburner RSS subscribe button in above the scroll, all the better - but I have found people that want an RSS feed will find it.

Feedburner also offer “chicklets? which is a little button that shows the world how many subscribed readers you have. Generally, I’d advise not to install this until you have 100 or so readers, there’s no point showing people how unpopular your site is to begin with! Leave it for bragging rights later. It is quite possible to achieve 500-1000 readers within 6-12 months.
Here’s one I made earlier:

In Green: Our main above the scroll Adsense
In Yellow: CPM advertising (we’ll talk about this later, but save some banner space!)
In Red: Our monetized Google Coop box
In Brown: The Feedburner subscribe bits. That’s most of the design info covered.Step #7: Sourcing and adding video content to your website
Okay, so how do we go about getting videos onto your site? Well there’s a quick and profitable way and a longer but more profitable away.

The quick and profitable way
I don’t recommend this method to begin with, even though it’s quicker, this is only something you should be doing after your site is established, or if you are very short on time.

Go to digg.com/videos and see what other people find funny. Follow the link through to the video site, grab the video ID and pop it in a post.

When you are post a video, make sure every 2-3 videos you have the words “funny? and/or “video? in the post title. Wordpress uses header tags for these titles and it will help make your Adsense adverts more relevant. Below the video, type a couple of lines explaining the video (without giving too much away!). Be as funny/sarcastic as you like, but keep it short and interesting - and write your own descriptions!

The longer but more profitable way
Okay, this takes a bit more work, but will really, really help you promote your site. One neat thing about Google Video is that they allow you to download the videos. So, go have a search around Google Video and download 20-30 videos that you think are funny. Download them in “PSP? format which will give you a .mp4 format file.

If you have some decent video editing software that can handle mp4 files you can skip this step:

If you’re stuck using Windows Movie Editor you’ll have to convert the file before you can edit it. Now, if you can find a free program, let me know. I’ve been using Riverpast Video Cleaner, which will convert the mp4 files to avi without any real quality loss. It’s $30 but it will be your only expense in this operation. Riverpast will be able to convert all your videos in batch, so go make yourself a cuppa.

Once you’ve got your video in .avi format, create yourself a bitmap image with your site logo and site URL on it. Use your video editing software to show your logo for 5 seconds at the beginning and end of your video, so it’s all branded to you now!

Get your branded videos out there!
Once you’ve got branded videos, you’re really onto a winner. I pull in around 500-800 visitors per day from YouTube alone. Google have a batch video uploader, so your first port of all is to re-upload your newly edited videos onto Google Video.

Once they are uploaded you can add the video information. Generally in the title I again try and get the words “funny video?, “extreme video? or similar in. These help pick up a bunch of generic searches. I’ve found the description doesn’t make a huge difference to whether the video is viewed, as long as the title is good. If you’re uploading to Google, using the batch uploader there is a separate field to link to your website, which becomes an active link, so you may as well type a description. Keep it short and snappy to try and get as many views as possible. For tags, I use a set of standard: funny, video, humor, humor, comedy, laugh, lol, cool, extreme, stupid, insane, accident - then add a couple of video specific keywords on the end.

Repeat this process with YouTube. The only difference with YouTube is that there is no separate field for your own site URL. If you just pop your URL into the description, this will automatically become a clickable link. YouTube is a bit more of a pain because you can only upload 1 video at a time, but you can always do other stuff at the same time! The sheer amount of traffic that YouTube gets makes it worthwhile doing this.

Once you have a “base? of around 30 videos, you don’t need to keep finding new ones. You just create a new YouTube account under a hotmail address every week or so, since you’re a new user and uploading new content, your videos will more often or not appear on the front page briefly which will get you spurts of traffic.

Using your imagination, there are loads of places that accept video uploads that you can use. MySpace anyone? MySpace Video is taking off big-time at the moment, so if you have access to some large MySpace accounts, this can be a great way to get traffic. One other technique is taking a screenshot of your video at 00:00 then posting this picture on a MySpace profile or bulletin, so it looks like an embedded video, but will take people through to your site with the video on. Hey, that’s pretty scrappy - but it works. Make sure you use the border=?0? attribute on such images so you don’t get a blue border around them!

Step #8: Kick Starting Promotion
Following this recipe so far, you’ll probably make $5-$10 per day. If you want to get up to the $40 per day mark to make your $1,000 a month, you’ll need to give your site a kick up the backside. Here’s how:

Go to www.stumbleupon.com and register yourself with an account and install their browser toolbar.

Once you’re all ready to rock with StumbleUpon, make your way over to www.stumblexchange.com. Stumblexchange is a system where you sign up, stumble a whole list of other people’s sites, then in return they stumble you back. StumbleUpon is fairly simple - the more stumbles your site gets, the more traffic they send you. StumbleUpon has a ton of users and this step will get you 200 more uniques a day for months to come. So login, register your account details and stumble everyone’s site. (If your so inclined, you could script this). Well done, you just added another $200 a month onto your earnings! There’s also a diggxchange and deliciousxchange in this network, however I haven’t experimented with them to comment on this.

Get some links
Everybody loves links, especially Google. There’s a massive list at RSSTop55 of directories and blog aggregators. I would start with these:

Yahoo

Open Directory

Globe of Blogs

Blogarama

Blog Universe

Feed Shark

Next Steps
Now you’ve got some readers and some regular traffic, you can sign up for a CPA advertiser. Burst Media is quite easy to get into and has a large inventory. Having CPA ads will earn you money for page views, without clicks and makes for an excellent secondary income.

Above all, experiment, experiment, experiment! Let me know how you get on!

FREE TeleSeminar for Discovering New Strategies To Fund Your Retirement!

Mike Strickland is presenting a very interesting opportunity for all of us. Its a FREE Live Tele-Seminar on 28th February at 4 pm (Pacific Std Time)!

He will discuss strategies to create a tax-free income flow for funding our retirements.
